A worked DSCR example, no rate quoted
Buy a single-family LA rental that leases at the citywide median, $2,755 a month, and say your all-in monthly payment (PITIA) pencils to an illustrative $4,200. That payment depends on the price, your down payment, your terms, taxes, and insurance, so we do not quote a rate here. Run the ratio: $2,755 ÷ $4,200 = 0.66. That falls well under the 1.0 floor most programs want. It is the honest coastal-LA math on a retail single-family buy, and pretending otherwise wastes your time.
Now the fix investors actually use. Put similar money into a duplex where two 2-bedroom units lease near $3,000 each, $6,000 combined, against an illustrative $5,400 payment: $6,000 ÷ $5,400 = 1.11. That clears. Below-market purchases and furnished mid-term rentals get you across the line too. The "mansion tax" nickname misleads investors: it hits apartment buildings, commercial property, and land the same as a luxury home.
