Can I get a DSCR loan in Los Angeles?

Yes: we lend on 1–4 unit rental property across LA County, from the city proper to Long Beach, Glendale, Pasadena, the San Fernando Valley, and the South Bay. The qualification is the property's rent against its full payment (PITIA), documented by the appraiser's rent schedule or your lease. Tax returns stay out of the file. The honest LA ratio problem

LA prices are among the highest in the country, and retail single-family rents rarely cover a retail single-family payment at a 1.0 ratio. We say that plainly because pretending otherwise wastes your time. The LA deals that clear the ratio tend to be one of three: a below-market purchase where the payment is small enough for the rent to carry, a 2–4 unit property where several rent checks stack against one payment, or a furnished mid-term rental that earns above the long-term comp. A June 2026 read showed LA prices up 8.6% month over month, a single-month move we treat as noise, not a trend; we underwrite the specific address against real comps, not the metro headline. How LA's RSO and AB 1482 rent control interact

This is where out-of-area buyers get surprised. The City of LA has its own Rent Stabilization Ordinance (RSO), which covers most multi-unit rental buildings with a certificate of occupancy before October 1, 1978 and sets its own, usually lower, annual increase percentage and just-cause standard. The statewide AB 1482 cap covers much of the newer and single-family stock. When both could apply, the stricter local ordinance controls, so an RSO building follows RSO limits, not the higher state number. Before you underwrite a rent-growth assumption on an LA multi-unit, confirm whether the building is RSO-covered; it changes the whole pro forma. Measure ULA on an investment sale

When you sell an LA asset, Measure ULA can take a real bite. It applies to every City of LA property sale above the threshold: 4% on the portion from $5,400,000 to $10,900,000 and 5.5% above $10,900,000 for sales closing after June 30, 2026, with the thresholds adjusting each July 1. The "mansion tax" nickname misleads investors: it hits apartment buildings, commercial property, and land the same as a luxury home. A California appeals court upheld the measure in 2026, so it is in effect, not pending. Frequently asked questions

Can I run a whole-home Airbnb in Los Angeles?

Only as your primary residence. LA's home-sharing ordinance requires you to live in the unit at least six months a year, and whole-home stays are capped at 120 days a year unless you win an extended home-sharing permit. A non-owner-occupant whole-home short-term rental is not a legal LA business model. Registration runs $89 a year, and exceeding the cap carries steep penalties.

Can I get a DSCR loan in Los Angeles?

Yes, county-wide, on 1–4 unit rental property. The property's rent-to-payment ratio qualifies the loan; 20–25% down and 620–660 credit floors are typical, and you can close in an LLC. Because LA prices are high, coastal ratios are thin, so we underwrite the specific address against real rent comps.

Does AB 1482 or LA's RSO control my rent increases?

Whichever is stricter. Most City of LA multi-unit buildings from before October 1978 fall under the Rent Stabilization Ordinance, which sets a lower annual increase than the statewide AB 1482 cap; for those units the stricter local ordinance controls. Newer and many single-family units follow AB 1482 instead. Confirm the building's RSO status before modeling rent growth.

Does Measure ULA apply to apartment buildings and commercial property?

Yes. Measure ULA taxes every City of LA property sale above the threshold, not just single-family "mansions": apartment buildings, commercial property, and land are all in scope. It runs 4% from $5,400,000 to $10,900,000 and 5.5% above $10,900,000 for sales after June 30, 2026, adjusted each July 1. A 2026 appellate ruling upheld it, so it is in effect.
